Moyer Carriage Lofts in the Penfield Building: A Staple of Syracuse
This March, we completed the transformation of this former factory into the Moyer Carriage Lofts, a high-end residential apartment complex spanning 137,405 square feet. Under the guidance of developer Hueber Breuer, TenM applied its multi-trade expertise to every detail, performing framing, structural shoring, interior trim, and finish carpentry. We even raised the floors by nine inches to meet modern standards while retaining the building's historical integrity.
The project also prioritized accessibility and safety with the addition of a gated parking lot and a courtyard. Now, the Penfield Building houses 128 apartments, including 90 one-bedroom and 38 two-bedroom units. Fifty apartments are reserved for individuals with mental illnesses and domestic violence survivors, with six units designed for mobility impairments and three adapted for hearing or vision impairments. Residents can access on-site support services funded by the Empire State Supportive Housing Initiative, blending modern utility with historical charm.


The Historical Restoration of Oval Wood Dish Factory in Tupper Lake, NY
Big things are happening in Tupper Lake, NY! We’re gearing up to restore the historic Oval Wood Dish Factory, transforming it from an abandoned site into an 80-unit affordable apartment complex with commercial space. As part of our work, TenM will be carefully removing existing millwork to be reinstalled later, handling all finish carpentry and millwork, and installing doors and windows.
This project is a game-changer for local businesses struggling to find workers due to a housing shortage.
